This new offering is a natural extension of our commitment to delivering solid accounting and business advisory support services – we now provide specialised service to manage and optimise commercial real estate investments through our sister company YHPJ Property Services Limited.

Managing commercial properties is no small feat. Our dedicated property team understand the complexities maintaining property operations, ensuring regulatory compliance, and managing financial aspects seamlessly blending our accounting expertise with property savvy.

What our new service brings to the table:

Our new property management service is designed to address the unique needs of commercial real estate owners and investors. Here’s a closer look at what we offer:

Tenant Management

  • Work with tenant in relation to any lease renewals and rent reviews
  • Facilitate tenancy exits
  • Complete property inspections as required
  • Pursue debtors and recommend recovery strategies/action where required including:
    • Complete monthly reconciliations of tenant bank account and manage debtors and creditors
    • Review bills received from the supplier and on charge accordingly to the tenant
    • Update owner with current OPEX
    • Upload bills and invoices into Xero for transparency and set up payments from client’s bank account.


Repairs, Maintenance and Improvement

  • Identify, report, and rectify defects/breakdown, repairs and maintenance issues
  • Resolve tenant/supplier queries and work with these parties on your behalf
  • Identify and report upgrade projects and aesthetic improvements
  • Identify and report asset protection enhancements and regulatory upgrades
  • Liaise with your BWOF provider to assist with gaining annual sign off


Finance and Asset Management

  • Manage suppliers and creditors for property specific costs (including tenant demands for rent and other property-related charges)
  • Organise payment of rates and other property related expenses
  • Review and arrange insurance for the property and associated risks
  • Track rent reviews and propose increases for adoption


Facility Management

  • Manage the Body Corp associated with the properties
  • Manage the Incorporated Society associated with the properties
  • Assist with any sale of the properties as and when required including liaison with real estate agents for tender process


Legal Services Facilitation

  • Negotiate terms for new leases and liaison with lawyers to draft and execute new leases or amendments to leases
  • Instigate and complete rent reviews and documentation of reviews in conjunction with lawyers
  • Liaise with lawyers for any legal action required for lease defaults
